What's Included in a Driveway Sealing Job
Every job starts with a proper assessment of the driveway. We look at the overall condition, any cracks or soft spots, and let you know if anything needs to be addressed before sealing.
We clean the surface thoroughly, removing loose debris, oil spots, and anything that would prevent the sealer from bonding properly. This step matters a lot and is often rushed by less careful crews.
We apply a quality sealcoat evenly across the surface. Edges are cut in carefully. We don't rush the process or water down the product to cover more ground faster.
After we're done, we clean up and let you know when the driveway will be ready to use, typically 24 to 48 hours depending on conditions.

Sealing is most effective on a surface that's in reasonable condition. If your driveway has cracks that need addressing before we seal, we'll let you know and discuss options.
Catching small cracks early, before they spread or let water underneath, is the most cost-effective thing you can do for any paved surface.
Best Time to Seal a Driveway in Ontario
Spring (May to June)
Great window once temperatures are consistently above 10°C. Catches any winter damage early.
Summer (July to August)
Ideal drying conditions. Hot days speed cure time. Avoid sealing right before heavy rain.
Early Fall (September)
Still viable while temperatures hold. Good time to prepare the driveway before winter.
Late Fall / Winter
Not recommended. Cold temperatures prevent proper curing and the sealer won't bond correctly.
Driveway Sealing Questions Answered
Most asphalt driveways benefit from sealing every 2–3 years, depending on traffic, sun exposure, and how harsh the winter was. If you notice fading, small cracks starting to form, or water pooling in spots, it's a good sign it's time to reseal.
The ideal window is late spring through early fall, roughly May to September, when daytime temperatures are consistently above 10°C and there's no rain in the forecast for at least 24 hours after application. We don't seal in cold or wet conditions because the sealer won't cure properly.
You'll want to stay off the driveway for at least 24 hours after sealing. Full cure takes 48–72 hours depending on temperature and humidity. We'll let you know exactly what to expect when we do your job.
Sealcoating is a protective coating. It's not a crack filler on its own. Larger cracks should be filled before sealing for best results. We assess the condition of the driveway before we start and will let you know if crack filling is needed.
New asphalt typically needs to cure for at least 90 days, and sometimes a full season, before it should be sealed. Sealing too early can trap oils in the asphalt and cause softening. If you've just had a new driveway installed, reach out and we can advise on timing.
