Why It Matters

Why Sealcoating Matters in Ontario Weather

Asphalt is tough, but it needs help handling what Canadian seasons throw at it. Here's why regular sealcoating is one of the smartest things a homeowner or property manager can do.

Freeze-Thaw Cycles

Ontario winters are brutal on asphalt. Water seeps into tiny cracks, freezes, expands, and tears pavement apart. A sealed driveway keeps water out before it gets that chance.

UV Ray Damage

Unprotected asphalt oxidises and becomes brittle from UV exposure. Sealcoating slows that process significantly, keeping your driveway flexible and dark longer.

Oil & Chemical Spills

Gas, oil, and road salt eat away at raw asphalt. Sealcoating acts as a barrier that makes driveways much easier to clean and far more resistant to chemical damage.

Curb Appeal & Home Value

A freshly sealed driveway is one of the quickest, most affordable ways to sharpen up the look of your property. It signals that the home is well-maintained.

Most asphalt driveways benefit from sealing every 2–3 years, depending on traffic, sun exposure, and how harsh the winter was. If you notice fading, small cracks starting to form, or water pooling in spots, it's a good sign it's time to reseal.

The ideal window is late spring through early fall, roughly May to September, when daytime temperatures are consistently above 10°C and there's no rain in the forecast for at least 24 hours after application. We don't seal in cold or wet conditions because the sealer won't cure properly.

You'll want to stay off the driveway for at least 24 hours after sealing. Full cure takes 48–72 hours depending on temperature and humidity. We'll let you know exactly what to expect when we do your job.

Sealcoating is a protective coating. It's not a crack filler on its own. Larger cracks should be filled before sealing for best results. We assess the condition of the driveway before we start and will let you know if crack filling is needed.
